How much does a new roof cost in Courtenay?
A new roof in Courtenay typically costs you $8,000 to $20,000 in asphalt shingles and $18,000 to $45,000 or more in metal, depending on the roof's size, pitch, number of layers we remove, and material. Do you need a permit to replace a roof in BC?
If we're replacing shingles with shingles, you usually do not need a building permit in BC. You generally do need one when the material changes, the roof structure or sheathing is altered, the slope changes, or skylights are added. Call the City of Courtenay for a city property, the Village of Cumberland for Cumberland, or the CVRD for a rural property.
How long does a roof last on the coast?
On the wet Comox Valley coast, you can expect about 15 to 30 years from asphalt shingles, 40 to 70 from metal, and 25 to 50 from cedar. Moss and poor ventilation cut a shingle roof short well before that, which is why we watch both.
What are the signs I need a new roof?
Look for curling, cracked, or missing shingles, granules in the gutters, daylight or stains in the attic, sagging, and heavy moss. They all point to a roof near the end of its life. We inspect it and tell you whether you are looking at a repair or a replacement.
Is metal roofing worth it in the Comox Valley?
For many coastal homes, yes. The metal roofs we install last 40 to 70 years, shed rain and resist moss far better than shingles, and often outlive two or three shingle roofs. You do pay more upfront.
How much does roof repair cost?
Most repairs we do in the Courtenay area run $300 to $1,500 for leaks, flashing, and shingle fixes, and $1,500 to $4,000 or more for larger structural or storm damage. Getting us in early on a leak usually keeps it in the cheaper range.
Why does moss keep coming back on my roof?
The Comox Valley's damp, shaded conditions grow moss fast, especially on north-facing asphalt roofs. Moss lifts and holds moisture against your shingles, so we treat it and improve the airflow to protect the roof. If it is heavily overgrown, though, the roof is often already near replacement.
